Large screen TV on the wall facing the bed. Spa/Jacuzzi is in Master Bedroom. Sitting area and Desk area, huge full-length mirror and plenty of room for clothes. Bedding is high quality linen (Restration Hardware) and the bed sheets, high count cotton. I have been complimented often on the comfort of the bed, Sealy Posturepedic mattress. Commissioned photography art.

The Main House will accommodate ten guests. The Carriage House will accommodate four additional guests, King-sized bed (separate bedroom and a fold-out couch in the living room. The Carriage House is $1,000 extra with $75.00 cleaning fee. Does not need to be rented if there are only ten guests.

Home is two blocks from the beach (30A) and approximatley 1 block from 395. There are approximatley 24 miles of bike trails throughout 30A. Many people that have rented this house have also rented bicycles and/or golf carts.

I love live music, good food and a beautiful beach. These are the reasons that I've always loved the Seagrove area and tended to 'hang-out' there when I had free time.
I moved here from Ohio to go to college, got sand in my shoes and never returned back home. I spent time in the early seventies at Grayton Beach when the Red Bar was simply a small grocery with a pinball machine room for entertainment. Street dances were held on Saturday nights and the folks from DeFuniak Springs and Freeport would join the beach families. Seaside was just becoming a reality and Seagove was a sleepy little town, much like it is today. I manage the property taking special care to meet the special needs of each visiting family. I designed, built and decorated the house to assure that "this is not your typical rental house." Special attention was paid to the furnishing, artwork and comfortable bedding. The layout of the house reflects enjoyment of family and friends, and love of the beach.

There is a charge of $500 per extra person IF permission is granted. House parties are prohibited and are strictly regulated in Walton County. Use of the premises for group parties that exceed the occupancy levels identified herein are grounds for immediate eviction.

Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction and forfeiture of all rental proceeds.
No interior furniture may be moved. Small deck furniture (chairs) may be moved around to suit your needs. Please return deck furniture to its original location prior to departure. Do not move dining table, fire-pit or couch. Illegal substances are strictly prohibited and grounds for immediate eviction.
Owner or Owner’s Agent may enter the premises immediately in the event of an emergency, or to perform necessary repairs and/or maintenance. If this occurs it will be performed with as little of an inconvenience as possible.
This agreement may not be assigned without written consent of the owner. Any exceptions to the rules and regulations as written here, must be approved in writing in advance.
There will be no refund if you are evicted for any violation of the terms of the Agreement.
Force Majeure. There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will refund all monies paid. A full refund is the full extent of our liability to your in such circumstances, and we will not be responsible for an other costs connected with any such cancellation, howsoever arising.

Once I receive full payment for your reservation, I will email you a welcome packet that includes Arrival-Departure information along with the lock code to access “Campo di Bella”.
If you cancel more than (90) days before check-in, all deposits and payments will be refunded excluding the $120.00 initial non-refundable payment.
If you cancel less than ninety (90) days but more than sixty (60) days before your scheduled check-in date, you will forfeit 50% of your payments. If you cancel less than sixty (60) days but more than ten (10) days before your scheduled check-in date, you will forfeit 75% of your payments.

When you arrive, the home will be clean and set up with linens and as a courtesy, we have included the following supplies:
4 bath towels, 2 hand towels, 4 wash clothes in each of the full bathrooms 2 rolls of toilet paper in each bathroom, 1 roll of paper towels, dishwashing detergent (3) and soap for each of the bathrooms.
No Pets Allowed under any conditions unless prior arrangements made and reduced to writing. Guests who bring a pet or pets without permission will forfeit their Rental Rate, security/damage deposit and may be evicted from the property.
This is a NON-SMOKING home. You are permitted to smoke outdoors on the porches. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $500.00 fine and if additional cleaning is necessary to remove smoke odors from the house and/or linens, costs will be charged to the responsible party. It is also grounds for immediate eviction.
Please remember that there are other residents in the neighborhood. As such please consider them by not creating any excessive noise or music during your stay. The garage is not included in the rental.
Should you need to place a call, you will need to use a cell phone. There is no phone/land-line in the house.
Check-in time and access to the house is no earlier than 4:00 PM CST. There is only a six (6) hour window to completely clean, disinfect and set up for the next guests. Please respect this work schedule and do not arrive early. Do not ask the cleaning service if you can “just leave your bags” or hangout by the pool. This will not be acceptable. We must be able to enter the home at 10:00 AM CST. If you do not vacate the premises on time, you will be charged for one (1) additional night’s stay.
Check-out procedures: Prior to check-out, all dishes should be washed and put away. All linens should be placed on the floor. All trash must be removed and placed in the outdoor trashcans in the wooden bin by the road. There should not be garbage on the ground below the cans. Before leaving, set the thermostat to 74 in the warmer months and 68 during the cooler months. Make sure all doors and windows are locked and shut. We are not liable or responsible for personal items left behind, lost or stolen.
If you leave an item after checking out and wish to have it returned, call us as soon as possible, and we will arrange for shipment if the item can be located.
